Norton Folgate (aka Blossom Street) is a vibrant mixed-use development situated on the boundaries of the City of London within the London Borough of Tower Hamlets. Located near Spitalfields Market and Liverpool Street Station, the development emerges as a beacon of gentrification for the surrounding area but also pays homage to its rich historical character.

This £180 million project comprises of new commercial office buildings, refurbished office spaces and residential units rejuvenating vacant or underutilised buildings back into economic use to a blend of retail, café and public spaces.

  • Block S1 & S1C: New commercial office.
  • Blocks S1A and S1B: Refurbished office.
  • Block S2: Mix of new construction and adaptive use, providing office space across nine storeys.
  • Block S3: New residential building featuring 40 units across four storeys.

The development comprises multiple blocks harmoniously integrating modern designs with the existing architectural landscape. The design was conceptualised through a collaboration of Architectural practices (AHMM, Stanton Williams, DSDHA, and Morris & Company) each envisaging their own unique stance on the scheme. As the appointed specialist subcontractor for the glazing, cladding, and roofing packages, we worked closely with Skanska to ensure the seamless integration of Schüco systems. Our scope extended to both the retained buildings and also the construction of eight new buildings spread across the six plots. Our works encompassed a wide array of façade elements utilising Schüco glazing systems; unitised curtain walling, stick curtain walling, windows, single and double swing doors, sliding doors and bi-folding doors along with extensive rainscreen cladding.

At its heart, the Blossom street structures date back to the late 1800’s. This presents unique challenges when considering both the design and operational strategies required to integrate refurbishment and extending existing historical structures with contemporary construction methods and designs. This intricate balance between old and new elements preserves the area's legacy while meeting the needs of the growing TMT sector.

Particularly noteworthy is our focus on the façade of Plot S3, where intricate details such as stick curtain walling for the terrace and ground floor, strategically placed punched windows and curtain walls, rainscreen cladding, plantroom cladding, and feature projections including bespoke caps were meticulously installed to enhance both functionality and aesthetics. Additionally, we also installed aluminium copings and soffits, acoustic panels to plantroom enclosures, and sunray screens to optimise functionality.

The project encompassed six plots, each presenting its own set of complexities, including new builds, warehouses, and refurbished plots. Two plots were situated in close proximity to the railway, necessitating stringent safety considerations incorporated into the project's safe systems of work.
